The White Oak Assemblage

The White Oak Church Assemblage is a grouping of land parcels to the west of White Oak Church Rd, across from the American Tobacco Trail entrance.  The assemblage consists of 25 lots, totalling a combined 183+ acres. Some parcels contain homes and others are vacant or undeveloped.  This area is a prime opportunity for development with neighboring communities by Toll Brothers, Taylor Morrison, Beazer and others.

Real Estate experts, Tammi Knapp (TLC Realty) and Drew Ludlow (Ludlow Real Estate Group) are working with land owners to facilitate building the assemblage into a block of contiguous parcels that would be ripe for local and national interest.  Both Tammi and Drew bring years of residential, commercial and land sales experience to the table with their wide network of builders, developers and investors with whom they regularly communicate.

During the first phase of this project, they will work to bring bona fide offers to purchase from developers to land owners and assist others in marketing their properties individually AND as part of the assemblage.  The more eyes, the better the prospects.

Several land owners have already committed to selling, and several others have expressed an interest. As more land owners commit to selling, more value will be created for potential buyers.  Once this happens, it will soon become apparent how the assemblage will eventually shape up.

Following is an example of the different ways the assemblage could be constructed depending upon the timing of when land owners join in.

Therefore, it is possible that any ‘hold-out’ may ‘miss-out’ as developers and builder find a way around.

It is important to note that the Town of Cary has proposed a 4-Lane Divided Thoroughfare straight up the middle of the assemblage. As the area is rezoned and as developers seek site plan approval, the Town of Cary will impose construction and participation guidelines.  The thoroughfare appears to begin from the south at Green level Church Rd and continues north and may possibly merge into White Oak Church Rd.

Although most parcels in the assemblage have an Apex address, this area is directly in the path of the Cary ETJ and annexation is inevitable.
