COMPARATIVE MARKET ANALYSIS (CMA) – A CMA is a strategic analysis of prior sales and active listings to determine your home’s current market value.  We will perform the research and advise you on the best price for which you should list your home.

SELLER NET SHEET – A Net Sheet is a financial analysis which illustrates how much money you may expect to get back at closing.

HOME ENHANCEMENT ASSISTANCE – We will walk through your home as if we were a Buyer and offer advice on how you can ready your home for maximum market exposure and successful showings.

MLS LISTING  – The MLS (Multiple Listing Service) is the #1 marketing tool in the real estate industry. Through the MLS, your home will be marketed to over 8,000 real estate agents.

MULTIPLE DIGITAL PICTURES – We will take multiple digital pictures of both the interior and exterior of your home to use in all our online marketing. Statistics show that Buyers are almost 300% more likely to be interested in a property if they can see, in advance, what it looks like on the inside.

AGGRESSIVE INTERNET MARKETING – Your home will be syndicated to hundreds of web sites including Realtor.com, Zillow, Trulia, Google Base, Backpage, Craigslist, Wal-Mart Classified, LakeHomesUSA, Cyberhomes, AOL Real Estate, Homescape, Yahoo, MyRealty, Oodle, Vast, CLRSearch, HotPads, Excite, Elookyloo, and many more!  In addition, our listings are downloaded to all other broker/agent real estate websites which include an MLS search engine (like FMRealty.com, HPW.com, Remax.com).   You WILL receive MAXIMUM internet traffic! 

SOCIAL MEDIA PRESENCE – Your home will receive a social media presence through our Facebook, Twitter and LinkedIn channels.

PERSONALIZED WEB ADDRESS – Your home will receive its own personalized web address so buyers can have instant access to your home’s features and pictures. Example: www.123MainStreet.DrewLudlow.com

PROFFESSIONAL YARD SIGN AND LOCK BOX – Yard signs are used to attract drive-by traffic and neighbor inquiries.  A solid lockbox is used so only authorized Realtors can gain access to your home.

CENTRALIZED SHOWING SERVICE (CSS) – We contract through a third-party call center so that only authorized showings to your home will be permitted.  We also solicit feedback from showings so that we can understand current market conditions and Buyer preferences.

MARKETING FLYERS – Black and white marketing flyers will be placed outside your home for drive-by traffic and neighbor inquiries. Additional marketing information may be placed inside your home for visitors to take with them.

MARKET CONDITION MONITORING & FEEDBACK – We will continually monitor market conditions that may affect the potential sale of your home, and we will advise you of any changes we feel may be necessary in order to sell your home for the highest price possible.
